Market Research and Leasing Analyst, Syracuse NY

We are currently seeking a Market Research and Leasing Analyst for our Corporate Office located in Syracuse, NY



The Market Research and Leasing Analyst is responsible to research, analyze and present information and data that relates to all aspects of our business including, but not limited to:

  • Mall Properties
  • Markets
  • Geographic regions
  • Demographics
  • Psychographics
  • Economic Trends
  • Capital Market Trends
  • Competition (research into competitors of SREG)
  • Retailers (Performance, Plans, Trends, Stability, etc.)
  • Industry Issues (Online vs Brick and Mortar, Health of “Department Stores”, mall traffic, etc.)
  • Researching competitive developments in specific markets (such as planned lifestyle developments, etc.)


Essential Duties and Responsibilities

  • Market Research
    • Collecting data on consumers, competitors and marketplace and consolidating information into actionable items, reports and presentations
    • Determine specific geographic trading areas for enclosed mall properties
    • Run demographic reports
    • Develop Void Analysis of potential tenants for enclosed mall assets
    • Research tourism data for markets we operate in that have significant tourism
    • Research hospitality data such as hotel occupancies, room rates, etc. for markets we operate within
    • Analyze competition (properties)
    • Analyze competition (other mall owners/operators)
    • Remain fully informed on market trends, other parties researches and provide suggestions for implementation of best practices
    • Perform valid and reliable market research SWOT analysis on mall properties in our portfolio
    • Monitor industry statistics and follow trends in trade literature.
    • Forecast and track marketing and sales trends, analyzing collected data.
    • Research prospective tenant data (such as performance trends, financial reporting, stock price, press releases, growth plans, geography of existing stores, etc.)
    • Monitor online vs brick-and-mortar issues relating to ecommerce and brick-and-mortar retailers
    • Identify emerging concepts that can be potential tenants in our properties
    • Monitor tenant bankruptcies or other relevant tenant announcements
    • Maintain property demographic reports in our marketing books to keep them accurate and current
    • Organize, Maintain, and Analyze underwriting data on malls and create searchable data base
    • Develop “Comp Set” Mall Matrixes
    • Establish relationships with other Research Professions that work for tenants, or are research consultants
    • Identify, Recommend and attend Research Industry Conventions, Seminars, Educational Programs
    • Assist in development of corporate marketing materials
    • Utilize and Manage Leasing Interns to accomplish tasks
  • Assist Leasing Department in various tasks, including but not limited to:
    • Assist in maintaining Data Base file structures including organization of Folders, files and documents on company share drive
    • Saving leasing/legal generated report in respective folders in Z/S Drive
    • On-going evolution and maintenance of Leasing and Marketing Books for each property
    • Support Leasing in developing business arguments and supporting data/information to assist in prospective tenant discussions and negotiations

  • Positively and proactively collaborate with everyone in the Company in any way needed to further the leasing and marketing of mall properties to achieve, sell and provide world-class service to all our constituents
  • Maintain Client confidence and protect operations by keeping proprietary information confidential
  • Perform other duties as required



Education and/or Experience

  • Bachelor’s degree, or
  • Two years related experience and/or training
